1. Booking

Submitting a booking request does not create a confirmed reservation. Dates, rates, fees, occupancy, and property-specific policies are reviewed before approval.

2. Payments

Approved requests receive a secure payment link. A reservation is confirmed only after successful payment. Distinctive Stays does not store payment card details.

3. Cancellations and refunds

The cancellation and refund policy applicable to the selected property and dates will be presented before payment.

4. House and pet rules

Guests agree to follow the occupancy, house, parking, noise, and pet rules confirmed for their reservation.

5. Changes

Requested changes are subject to availability and may result in an additional balance or credit.

6. Property access

Exact addresses, door codes, and arrival instructions are private and are sent only to paid, confirmed guests.
